Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

What type of home are you looking for? There are still several 100% options you could qualify for. I have several Lenders that I work with who could help you out. Please contact me and I'll be happy to point you in the right direction.
I work with a number of loan officers who would be delighted to share their knowledge with you. I have tried to separate real estate SALES from MORTGAGES, and so have made it a policy to introduce buyer clients to more than one mortgage company--all approved through our stringent qualifications. If you are interested in the Rockingham county area, call me and I'll set you up with the mortgage folks before we do anything else.
It depends on the borrower which program may fit their needs best.
I hope this helps you. I can go over the options and get you a free pre-approval if you would like.
