As with any area, you've got to find a neighborhood that's a good fit for you. As in most areas, there's parts that are less desirable for you than others. Getting a good feel for what you're looking for in a neighborhood comes from driving the area during working hours as well as late evenings and weekends. Talking to the neighbors who aren't trying to sell their homes serve as an excellent source. They have nothing to gain or nothing to lose by telling you the good, the bad, and the ugly of what they've heard or witnessed. If you are looking to be closer to your work and are considering these zip codes, I'm guessing they are near your work? Is that what's making you think of looking in these areas? They are just not like Coppell or Valley Ranch.
Have you considered Garland? That would be closer than the Irving area to those zip codes and closer in the feel to the communities you mentioned.
