Alun, Home Buyer in spain

DAYS ON GSMLS. I was wondering if there is a way of knowing if a house has been de-listed and then re-listed

to give the appearance of new on the market. I feel this is very important in the current market when homes can take many months to sell.

Last year I bought a house in Hawaii and used a site http:// http://www.oahure.com which gives you excellent information and helped me understand the Hawaii market from my home in Europe and I got a great deal when I came to buy.

Does a similiar site exist for the New Jersey market?

I am buying in the autumn a 4bed/2bath in Chatham or Millburn and I want to do as much research as possible now.

Hi Alun,

Unfortunately this information is only available through the GSMLS Realtor site. However you can PM me anytime with a house of interest and I'll e-mail you the complete archive history of the property including all listings on the given property including active, withdrawn, expired, sold. No obligation of course. Good luck!

Sorry to report that GSMLS does not believe that such information is that important to the public. I would be happy to share such information with you, all you need to do is provide the MLS number for the property you are curious about and I can get you the complete history.

You can also see all the homes currently listed for sale at http://www.jboyerhomes.com you will not be required to register unlike many of the sites which agents have listed here.

To understand local market condition and see if houses were re-listed you definitely need to contact New Jersey realtor.

But, if you want to find out more about local market online without interacting with the large numbers of local Realtors you can use the product called market snapshot, where you can enter all the criterion you wish and automatic report with enormous amount of details will be generated for you. This report will be very useful and great aid for you to make right decision when and what to buy.

What train out of Millburn gets to NYC in 28 mins? I've checked the schedule when searching for areas and the shortest train I saw from Millburn station was 37 mins. Did I miss one that was 10 mins shorter?

Hi Alun, Jeannie Feenick here. I think I've responded before to your inquiries. Yes, there is a way to track the history of a listed property at the listing level or property level. It is through the Archive History function in the Garden State MLS Member site, not the pubic site. Hi Alun, yes by all means you can - first let me say that you are buying into an improving market and inventory is moving quickly - not all of it of course but if properly priced for what it has to offer, it moves fast and multiple offers are possible - in the "hotest towns" even probable.

Your target communities are in demand - for good reason - so you are wise to do your research so that you are ready to act when the time approaches for the purchase. You can use this time to familiarize yourself with the market and the types of inventory your budget will include. It is unlikely that the most desirable inventory available now will await a fall purchase.

As far as connecting the dots to prior listing periods, that is a service your local agent can provide. If you'd like to get a sense of it, I can help you with that. You can use this research period to gain knowledge and find the agent that has the analytic and negotiating skills you need to drill into data and negotiate the best deal for you.

I am working right now with a buyer that has a shorter timeline that you do - but is in India and will be most of the time leading up to the purchase/closing. We are accomplishing a great deal remotely -using email and periodic phone calls to progress. I am his "eyes" here in NJ - using thorough previews to identify inventory that is worth his consideration.

Once we do, then providing a detailed review of the pricing history of the home, comparable data and a pricing recommendation to guide negotiations is part of the service I provide.

When a house is de-listed and relisted any realtor belonging to the GSMLS can easily access this information using the MLS # or address. My advice to you is contact a realtor you are either working with or would like to work with to provide this information for you. I am open to helping you if you would like to work with me. Actually even an inexperienced newbie realtor can look this simple fact up in 20 seconds. Especially now that the GSMLS puts the archive link right on the listing.

As an experienced realtor we can check the archives on the GSMLS to see how many times the property has been listed and relisted. Accurate infomation is given to a buyer working with a realtor.

Dear Alun,
Many homes are de-listed and re-listed. Sometimes it is because they think they can fool buyers into thinking the home is newer to the market than it is. It could be the house was taken off the market to do some work, such as putting in a new kitchen, and then raising the price. It could be that the seller wanted to try another agency to market their home. The best plan for you would be to contact a local agent. Agents who are very active will know the history of homes and can direct you to a good buy if that is what you are looking for. I have seen pictures of homes in the listing that look great, but when you get to the house you find the kitchen and baths have been removed before turning the house over to the bank. A good agent can line up homes for you to see that are available when you arrive. Homes that are a good deal are snapped up quickly in this area.

You really need a good realtor. Chatham is one of the biggest places where the delist and relist game is played. Recently 43 Wickham Way was listed at 1.425 mil when it didnt sell and was withdrawn a few days before the listing expired and has now been relisted. Thats the problem with several houses on Dale and Rolling hill as well. There is a house on Dale that has been listed, delisted and relisted for almost two years between $2.1 mil and the same $1.99 mil that it is sitting at now. The house is worth $1.2 to $1.4 mil but the greedy people still want the high price they could have gotten in 2005. The house was overassessed and will probably sit for another year or two unless the owner gets realistic. These people bounce from realtor to realtor and think no one will realize, its actually comical.

I also used the site in Hawaii and think that it is excellent. My understanding is that the site got in trouble from the MLS for providing such useful information and allowing the public to be informed. I have been using the site to sell my property in Hawaii and wish that I could get the same information without going through an agent for the rest of the country.

You have been asking some excellent questions about our local Real Estate market. All of these will help you find a great home for you and your family. I will add that you should also consider a property because it fits your current and future needs. Do you need the extra bedroom, bath, garage space(storage for football boots and balls) or large level back yard(for practice)? Once you determine what it is you need, then you can then look at the specific offerings in your price range to find the one that you like the best. From there, the negotiations can then be done, with the help of a REALTOR, to make sure that you have gotten the very best deal possible. A local Chatham or Millburn REALTOR can find out the days on the market and also if a home is a re-list for you in addition to plenty of other information, such as how much the home owner paid, reasonable comps, competition. Chatham and Millburn are very popular towns with top school systems. Millburn has an especially appealing NY train commute of 28 minutes.
