Most contracts are cancelable by MUTUAL written concent. It sounds like you are in a touch relationship with a less than diserable realtor. My advice is to sit down and try to work things out.
On a moral level (not a legal one) you owe to your agent true consideration for the time that they have put in working with you. Please remember that they haven't and won't be paid for the time that they spent on helping you.
When you met with your Realtor and decided to team up to sell your home, I am sure that you discussed your plans, right? During the listing period I am sure that you have discussed the progress toward attaining those goals and completing your plans.
I recommend that you sit down and analyze how you are doing compared to how you thought things were going to go. To me there is a big difference between deciding not to sell, and to decide that the REaltor you selected is not doing what you had agreed needed to be done.
Sitting down and discussing your progress, any changes that have occured to your plans, will help in determing what action to take. IMHO if you are satisfied with the Realtor's work, I would say the best thing you could do is to provide them with two or three referrals to friends or assiates that need to sell.
If OTOH you are planning something not qutie so ethical, like selling to a friend and bypassing the REaltor, I would have other suggestions. The best way to treat this situation is to ask yourself...how would I want to be treated?
