HOw do i fire my realtor?

We have been with her for 5 months now and don't feel that she is actively helping us sell our house. We have had months that noone came through and didn't hear from her unless we tracked her down. She recently called and reprimanded us for calling a realtor that had shown our house. Turns out, that realtor was shopping for herself. Shouldn't we have been given a heads up by our realtor when a co-worker of hers is coming through with family and an inspector to view our home?

The advice given has been excellent. We would suggest that since the listings are the possession of the Broker that your desire to be released from your contractual obligation be directed to the Broker. He/she would be able to authorize termination of the contract.

First I'd like to apoligize for you bad experience. Yes, you are correct in what your saying. I give my sellers feedback every week even if there is no actvity. To fire your agent you can call the broker at her office and take the home off the market. I'd like to help you in selling you home if you decide to put it back on the market. Read your listing agreement. Spelled out are the terms as to your commitment. Hopefully it will expire soon in which case you should be interviewing replacements now. Speak to the managing Broker of your agency now and if that doesnt help follow up with their boss if applicable. While your agents inaccessibility is inexcuseable ask for explanation. (perhaps they have recently lost a parent or child or have some other issue going on that might explain) Though this doesnt help you sell it may explain some.

Is your house priced to sell or listed? Did you go with there recomendation on the price or what you thought was the price it should sell for. I am a Realtor and that is the first question I ask you as her client. Depending upon your contractual agreement and showing instructions you should have that hammered out with a notice of a call or something, yes that is true.

Have her do another market analysis and see what she comes up with. I also suggest having open houses at least 2 times per month to satisfy her work for your needs, and also make sure you are on every website possible. Is your home in the Real Estate Book, Realtor.com, there company website, her personal website, homeseekers.com, lycos.com, craigslist.com, truilia.com, as these are all free sites she can list your home on. You should contact your realtor at least once a week by email and keep in touch with whats going on in the market. Good luck and I hope you get it sold, and if you have had a number of showings, your realtor has done her job marketing it to other realtors which is her duty also, so look at your price, which is the ultimate for selling your home. Listing agreements in this area generally run 6 months. I would ask for an UNCONDITIONAL WITHDRAWAL. Your agent might agree to a withdrawal but that does not void the listing agreement. To do that an unconditional withdrawal is needed. When you re list with an Realtor, ask if they offer an E-Z Exit Listing Guarantee. This allow you to fire your agent, with cause, and it allows your agent to fire you, with cause. If you would like a copy of this Listing Guarantee, please contact me.
And yes, you should be told of any showings.

Check your listing agreement and find out the expiration of this agreement, depending on the expiration date you may just want to wait until this expires. If you don't want to wait until it expires, your first step should be to contact the managing broker of the firm representing you. Explain the problems you are having with your Realtor and ask to be released from your listing contract.

Jason, there is no excuse for not keeping in touch with you. If you signed a listing agreement look at it and see what she is supposed to be doing. That is her obligation per the contract. If she is not doing it you may have legal recourse and should consult an attorney.

How did you find her? If it was a referral tell the person who referred her so they don't refer anyone else to her. If I made a referral and the agent didn't perform properly I sure would want to know.

If it was a 6 month listing you might be better off to let it run out then find someone else. (By the way that would not be me because although I work in your area it is only for people buying homes - not selling). I can, though, research agent histories for the area and likely find someone good for you.
If you are also buying, I am an EXCLUSIVE buyer agent. That means I work in an office that does not accept listing due to the conflicts of interest.

Jason, if you are unhappy with your realtor, you have couple of options; see, if you can speak with her manager since she is not performing her duties. Manager would either take over the listing herself, ensures that the agent is performing up to par, or let you out of the agreement. Some companies have the clause that if a client not happy with the listing agent, they can fire the agent. Or you could wait until your listing expires and not renew with her again. Good luck!

If you are not happy most will let you out of the contract however it is up to the broker. Sales are down across the country. http://www.lynn911.com
