We have been looking to purchase a home in Montvale for a very long time. We like the town for its easy

commute to NYC (express bus train), large property (1 acre for the upper montvale section), low taxes (1.45% rate, one of the best in bergen county), the great school system and finally the people are down to earth.

Having said all that, we cannot find a home within our criteria (800k-1m) at least 4 bedrooms, 1 acre and taxes no more than 14k.

can anyone recommend any other towns that fit my criterias above? help! we need to move asap!!

Jane if you are working with a realtor and they havent found you a home that meets your criteria, then perhaps you need to find another realtor. There a few homes available on the market, if interested let me know

have you looked in the donnybrook section? There are quite a few houses on the market that meet your criteria. We just saw a beautiful acre house with 6bdrms and the taxes were in the low $13k, beautfiul piece of property and the house inside and out was redone. I believe it is listed for 995k.

Have you considered looking just over the NY/NJ border in Pearl River or Orangeburg. I did a quick search of the MLS, and there are a few properties in New York which may suit what you are looking for. Even though I live in Park Ridge, NJ, I work in Pearl River, NY (basically covering both sides of Montvale), and would love the opportunity to help you find a home for you.

I am selling in Montvale but taking the house off tomorrow for refiancing. Come see it ASAP. 153 West Grand Ave--unique placement--set back way off Grand. Walk to hs and middle school. nice sized acerage.

Jane, first of all there are quiet a few homes in Montvale that fit your criteria; if you did not like any that you saw, Allendale and Upper Saddle River would fit your criteria (great school system, acre of property, people down to earth), except in USR, as far as the commute goes, you take a train from Ramsey (7 minutes drive), or the bus stops in town during rush hour (7AM and 6PM), nearby on a regular basis. after my previous answer I looked into ths a bit more. There re several houses in Woodclif Lake that fit your bill and quite a few in Upper Saddle River - both towns that are close to Montvale.

Assuming you are working well with your realtor in Montvale, I am sure he/she can recommend some other communities nearby -- there are several in that upper Bergen County area that fit the bill. Rivervale, Norwood, Ramsey, Mahwah come to mind. If you need a referral to another realtor to work with, let me know -- I know several excellent ones in that area. Good luck!

well the other towns in the area Upper Saddle River, Park Ridge, Woodcliff Lake, and Old Tappan will have houses in your price range but the combination of a large lot and low taxes will make it tough

Hi Jane, Jeannie Feenick back - in the communities that I just mentioned - Warren, Basking Ridge, Watchung and Long Hill Township, there are a total of 34 homes that meet your criteria
List: $800K - $1million
Minimum: 4 bedrooms
Lots size: minimum 1 acre
Tax: Max $14,000

Basking Ridge and Long Hill have train stations in town and bus service, for Warren and Watchung you would either cross 78 or towards 22 for train/bus service.

This is an area that has attracted many people from the city - my husband and I moved out here with our family 15+ years ago looking for what you describe. He continues to commute into the city every day.

Hi Jane, I would recommend that you consider communities in Somerset County, New Jersey. I will send you some examples in just a moment but for now, let me say that the community of Watchung is really the first point along Interstate 78 (which is a straight shot into the city) where properties open up and you find lot sizes of the size you describe.

On either side of 78 you have Warren, neighboring Watchung, Long Hill Township (all feed into Watchung Hills High School) and Basking Ridge (Ridge High). All of these schools are top notch with Basking Ridge statistically standing above the rest.
