Penny, Home Buyer in 10704

I heard that you should not use the inspector your agent refers you to, how true is this. what if I do. help!

Your agent really should recommend multiple inspectors whom he/she feels will inspect thoroughly and provide the best inspection possible for your home purchase. In representing your best interests, your agent will/should only point you in the direction of qualified and competent inspectors. If you feel you cannot go on the advisement of your agent for something as important as a home inspection, how comfortable can you feel putting home negotiations in their hands? I recommend calling different inspectors and asking for references. Also, good communication and trust with your agent is a must. Your agent has a fiduciary relationship with you as your representative. I highly recommend having an honest and open relationship with your agent to discuss these concerns. Hope this helps!

Ok... here goes... there are a lot of theories out there... but I can honestly say that I receive plenty of referrals from Realtors... my business counts on a lot of it... but here is what I can tell you... Don't just let the realtor do the hiring... do your own diligence... around here, they typically give three names to buyers and recommend they call them all for the best fit... I get shoppers all the time, i believe it is my job to convince them why I am the guy to hire. There are plenty cheaper... you get what you pay for... and pay for it later you will! I suppose there are those who will give you one name... "I only use this guy..." bad sign right there... call a few... see who actually calls you back or answers the phone, feel them out, feel comfortable and Google them... do your homework just like any contractor you might hire.

As a Realtor, I always provide my Buyer clients with referrals for home inspectors whom I have used in the past and have come to trust in their professionalism, thoroughness, and knowledge. I have a fiduciary obligation to my clients, and I consider all my professional referrals (inspectors, loan officiers, closing attorneys, appraisers) to be part of the dedicated service I provide. I am not aware of any recommendation for clients to not use their Realtor's referrals. Perhaps you have mistaken this advice with the recommendation to not rely solely upon a seller's (vs. your own) inspector/inspection report for a property a buyer wishes to purchase. I would never recommend that my buyer clients rely on a seller's inspection report, but always highly recommend that they hire their own inspection.

Hi Penny,

An agent should avoid refering any specific individual as a resource. It would bemore appropriate to provide a list of resources and allow the customer to select from them.

Keep in mind the inspectors as well as the agents are licensed, need to follow regulations, are supervised, and must conform to a standard of ethics.

As an agent, I am almost always asked for referrals from inspectors to lenders to attorneys. Ask the inspector for a list of previous customers and call them to see if they would use him again. You can always ask your agent for more than one recommendation. If you don't feel comfortable with that inspector or the other ones your agent uses, you can always ask your family, friends or co-workers on who they used.

If you are working with an agent and you did write a contract on a property. Your agent should recommend at least 3 qualified inspectors. If you are not comfortable with that, ask some of your friends and relatives who they hired and why? The appointment with the inspector should include you (the buyer) and the inspector. An agent should not be present at the inspection. Only the buyer and inspector should be present. Then you won't feel that the agent is influencing you in any way.

If you trust your real estate agent then you should listen to their professional experience and opinion. If you have any doubts then have them give you 3 companies and research each one and choose the one you feel is the most professional. Check out their website, get rates and speak with their staff and form your own opinion.
