Best of luck to you and your family.
Crime in the area is unavoidable, but the South side seems to be in the new more often.

One suggestion is Cherokee County. I may be partial because I live here in the Towne Lake area of Woodstock. It's about 40 minute commute to the airport. We have top rated schools here and the population is made up of mostly kids. I have two boys 9 and 4 and they love it..Friends, Friends, & More friends. Also check the school ratings. I have a great link on my website that will give you the rankings of and comparisons of different counties. Click the "School Rankings". Hope this helps. Please let me know if I can assist you further.
I wanted to follow up to Brandons response about Forsyth/Cumming and Gainesville areas. This is my specialty and he hit the nail on the head with his comments. Kudo's to Brandon. I also live in Forsyth and love it! The conveniences to the lake, mtn, shopping, medical facilites(#1 cardiac unit in US), and ATL so warrant the work drives that some make daily just to be up here! Go to my website: http://www.northgahomes4u.com and go to "my favorite links" and click on the website for rating the schools-greatschools. We have all your requirements here. Call me so we can talk or email me. I look forward to meeting you if you move this way!

1) In Know Atlanta's 2008/2009 Guide to Education- quote: " Cobb County Pubic Schools is known for for
high academic achievement , nationally ranked music programs and athletics." I will be happy to send
you a copy of the latest edition. It also ranked "Metro Atlanta's Best Public Schools" with Walton being
the top High School in Cobb County. Walton is located in East Cobb County. In West Cobb County,
there is no doubt that Harrison HS is the most sought after. East versus West: West you will get more
home for you money you can also buy new and very young resales here. We are talking top of the line
homes in kid friendly, swim/ tennis neighborhoods. Homes with all of the current upgrades available.
2) Cobb County has not been as affected by the current market condidtions. Cobb is headquaters for
Coke and Home Depot. Many excutives chose Cobb. Bottom line- where there is money, there are
3) In your price point there are many, many excellent neighborhoods with swim/ tennis- very popular
4) Your commute (always depending on the time of day) should take 30-45 minutes from Cobb. You will
a bit closer in West Cobb, due to back roads you can take. Peachtree City is closer to the airport, but
if you are going for the top schools Cobb is it.
5) Cobb is a suburb on the edge of Atlanta; therefore you will find plenty of kid-friendly things to do...see
6) Georgia by nature, is a conservative state. I appriciate that this is important to you.
7) Older/ newer, you will have a choice. Beware of Poly Pipes and LP siding that many homes in GA
were built with in the 80's & 90's.
I am a Sr. Relocation Specialist with Prudential. My partner (mom) and I have over 30 years of experience selling homes in North Metro ATL. Selling homes hardly feels like a job to us!!! It's a family thing! We'll be happy to show you around our "side of town."
Atlanta offers many wonderful areas. Give me a call (770-487-8300) and I will gladly send you more information. With Atlanta's traffic, it is important to live as close to your work as possible. Let me know which location you are most interested in and I will provide you with appropriate websites relating to school and crime information. I work out of the Peachtree City Prudential Real Estate office. However, as a native Georgian I know and work the entire Atlanta area.
The very best of luck to you and your family. Remember, I am never too busy for you or your referrals.

You may really enjoy looking into Windward. It's in Alpharetta and has excellent schools, great family-friendly neighbors, a small lake, and holds it's values. IYour 7th grader would be surrounded by lots of kids and be able to participate in many activities in the development. t's a swim/tennis community that sits just off 400 and has a bunch of variety when it comes to choice of home styles. The commute to the airport is a straight shot down 400 and through downtown or you could jump on the train. I think it's a wonderful community that seems to fit your priorities.
I can send you more information if you would like, including more specific details.

I recommend you check into the following websites: http://www.greatschools.net and http://www.city-data.com
for your gathering of information. Do also check out the Fayette County area that includes: Peachtree CIty and Fayetteville located just a short 20 minute commute from the airport!
2) Good resale value - East Cobb, Walton HS district
3) Home with all the amenities. - East Cobb, Walton HS district
4) Easy commute to the airport - East Cobb, Walton HS district 30 minutes around I285 perimeter to Camp Creek Pkwy
5) Neighborhood feel, other families with kids our child's age - East Cobb, Walton HS district
6) Community with conservative values - East Cobb, Walton HS district
7) We like older homes, but we want them scrupulously renovated & maintained--no fixer uppers! - East Cobb, Walton HS district
Lisa Crowder's suggestion of the Peachtree City area is also a good one - the big advantage there will be an easier commute to the airport.
Otherwise - all of the intangibles that you seek trump the tangibles. Arguably, over and above any other Georgia submarket, the intangibles that you seek are snugly ensconced in the Dickerson/Walton area.

Fayette County has some of the best rated schools in
Georgia and is located very close to the Atlanta Airport with an easy 20-40 minute commute based on where you are in the county. I have attached the Cayette County School System Link for you to review. Feel free to call me if you have any questions.

You will also find great oppourtunities in Cobb County. Taxes and Schools are the best in the metro atlanta area. And it is about a 35 minute ride to The Airport depending on how close to I 75 you get. In Your price range you will find amazing homes to choose from. Look in the Kennesaw Area.
Best of Luck to You!

I could narrow that down for you but generally speaking, those areas could work. There are others that would work as well....but you will find your older homes closer in....as you go out further, you will be in the suburbs where the homes are newer.
If I can help you further, let me know.
