Springhouse in Newtonw Square

Why did everyone in Springhouse, the Pohlig/Mirarchi development off of Goshen Rd build the same model? There is only one lot that does not have a Springhouse floorplan on it (they have a Cheswold)

This subdivision was not built by Pohlig. It was built by Vaughan & Sautter. (http://www.vaughanbuilders.com) The "Springhouse" elevation & floor plan had a unique style when this neighborhood was constructed... most other new construction subdivisions had ubiquitous stone colonials - which are still very popular along the Main Line. Because this home had a different "New England" style feel, it captured people's attentions and won awards. As an agent, I often see buyers choose to build the same model that the developer has built as his "sample house". It is easier for most home buyers to visualize living in something they can see & visit. In larger subdivisions, builders will often sell their sample home and move the "model" to a different floor plan to expose more buyers to different layouts. (That is what Pohlig/Drueding/Vaughan did in the popular community of "Brooke Farm" in St. Davids - they started with the "Brooke Farm" model, then moved to the "Cheswold" model.) This helps add diversity to a bigger neighborhood... but the "Springhouse" subdivision sold out so quickly that this did not happen there. This model is still so popular that it has been custom-built in many other locations along the Main Line which are not part of the "Springhouse" subdivision.
