Is it customary for a buyer to demand a repair and retreatment termite bond, or should they agree to a?

retreatment only bond. (I know they would prefer the repair bond, but is it generally acceptable to provide a re-treatment only bond?)

Hi Marge,
We would have to agree with Steve & Tascha. We have always asked for a repair and retreat bond for our Buyers and we end up getting it in more than 90% of our negotiations. When we represent the Seller we see about the same average from that side. Georgia is one of top states for termites and it's our opinion that every home should have a good repair/retreatment bond as part of a normal preventative maintenance plan for the home.

I too would have to agree with Steve and Tascha as well, while it is a negotiable factor of course it is very important to have in the state of GA.

It is all negotiable however very common, especially in higher priced homes, to ask for one. A retreat bond is really not as useful as the repair/retreat bond however some buyers may agree to a seller providing a current termite free letter along with transferring the existing repair bond, at sellers expense. Again, it is all negotiable but a repair/retreat bond is common to ask for.(even for a year bond from date of closing and transfer at sellers expense)
