Kim, Home Buyer in Memphis, TN

New Port Richey

Asked by Kim, Memphis, TN Tue Jun 24, 2008

We would like some information and to locate a real estate professional in each of the above areas. We are planning an overview trip in mid-August (plane tickets already purchased). We are seeking those that will be patient with us as we learn the areas. Would like someone that has a through knowledge of the areas noted. We will call and do phone interviews in the next couple of weeks and then let the work begin. Our dream/wish list is pretty extensive, but from what we have gathered thus far, certainly not out of reach: 3 bedroom; 2 bath; single story; courtyard (pool in middle) preference; golf course setting; 3 or more car garage with drains; laundry room with washtub; pool with screened enclosure; built after 1990 or recently updated; gated community; what are the taxes/HOA fees/Any CDD? fees? Our price range is at $300,000 maybe plus or minus 10%. We will make every effort to respond to all. Thank you for reading.

Hi Kim,
I have looked up the property, it was the c that throw me off. And Punta Gorda explains that. I have found some properties that might interest you. Please email me at gailew@live.com this way I can send the info. to your email. Thanks!

Yes, it is in the Seminole Lakes subdivision in Punta Gorda. It is the MLS number on the listing. Thanks so much.

Kim,
The C697945 nymber is not an MLS number, so I can't find it by that. would you have the address or name of the subdivision? I can find it that way.

Hi Gaile, well you certainly have me on those locations. I believe that the DC area is tops for traffic...hence you do not see us asking about homes in that area :-) The listing that has our interest peaked at this time is C697945 this lacks a 3 car garage, but has just about everything else on our list. It is also over the price points that we would like to try to stay within. Thank you for all your help.

Hi Kim,
Having never been to Chicago I can't say. But it's not as bad as the Long Island HA HA Expressway, LA, London,DC or the Maryland beltway. Tampa Airport is about a 40 minute drive. Would you be able to email a few of the houses you have viewed [MLS #] to me? If I have an idea of what you have looked at I'd be able to set a dedicated web site just for you that will show you other listings that you might be interested in. Also any homes that have a price change , you would be notified right away. No obligation, just another tool to help you out and will make your house search easier. Please let me know, talk to you soon!

Gaile, thank you....helpful answer. We are both still working, I will be working locally while my partner commutes via air. So knowing about the "rush hour" is helpful...is it anything like a Chicago rush hour??? *laughs*

Hi Kim,
Thanks for the info on how many. Most of the 55+ require only one to be 55. As for the traffic, it's no worse then any other state at "rush hour". US 19 is the main road from up in Cypress County all the way down to St. Pete on this side of the Bay. During the winter months traffic is heavier because you have the "snowbirds", schools open and of course the folks driving to and from work. But of course since you are retiring, you have earned the right to sit back during rush hour. Rush hour generally goes from 7-730 am to 830 am and when school is in session from 3-30 pm to 5ish. During the summer months [March-August] everything changes. Short ruch hours [ no "snowbirds" or school ] Hope this helps, please email with any other questions. Look forward to hearing from you!

Hi Kim,

I'm a native of Clearwater and moved up to New Port Richey 9 years ago because of the incredible deals here. I have expert, native knowledge of the areas from Hudson (just a few minutes north of New Port Richey), Port Richey, New Port Richey (including the East areas like Trinity), and all the way down to the Southern tip of Pinellas (Saint Petersburg area).

The area we focus on is New Port Richey, but with the knowledge of a native of all the above areas mentioned. You can purchase a large, newer (and even new) home here for half the price of similar homes down in Pinellas.

We also have expert knowledge on the nearby waterfront areas and waterways if boating and fishing is in your future. My wife and I were the number 1 sales team in our sales area (New Port Richey waterfront) and I believe it is because we stem from service oriented backgrounds not sales. We believe in providing an added-value service to our clients and provide them with the best information, opinion backed by statistics, and as much time as they need (without pressure) when making the big decision on where their next home is going to be.

My wife and I would welcome the opportunity to provide you with this service and help you find your next home.

I have created several real videos about New Port Richey and the surrounding areas, including nearby parks and beaches. You can view these on our website at http://www.BelloiseTropical.com or on our YouTube channel http://www.YouTube.com/belloise

I already have a beautiful gated community in mind for you based on what you mentioned in your question.

Please let me know if you have any questions or I can be of further assistance to you.

Thanks and good luck!

Hi Gaile, just the two of us. At this time it appears that we need to select our retirement location, although we are not sure how the "55+" communities work as one of is, and one of us is not. We have also become acquanited with someone that informed me last night that traffic was a huge problem in the New Port Richey area....can you please enlighten me on that matter. Thank you.

Hi Kim,
One question is how many people will be moving? I didn't want to ask about children over the open web, people are cautious about giving some info out with, good reason.

Thanks for the response, Gaile. I will be happy to try to answer your questions, we just need to know what they are??? Again, thank you.

Hi Kim,
I am in the New Port Richey area and specialize working with relocation buyers. My buyers come from different parts of the US and I am working with folks from the UK right now. The areas I cover are Port Richey down to Clearwater and east in Pasco County to Trinity, in Pinellas from East Lake down to Clearwater. It sounds like you have really done your homework on the area ! And that you know until you are here you really can't judge. That makes alot of sense to me. I think your dream house is not at all out of reach and your price range is realistic. I have a few questions before sending you any homes that would not fit your criteria and just waste your time. I look forward to hearing from you and hope to work with you finding your dream homes here in Florida! Have a great day!
