Nobody, Home Buyer in nowhere

4th real estate agent in a year and they've just raised the price...

I know the mls relisting trick but I'm totally amazed at this point... The house is in fairly small town, GA nearby the university but not in the best school district. The first list price was 469K, the second listing price was 405K, the third was 389K and now, with the fourth listing agent, more than one year later, is 399K. The house hasn't been lived in the entire time and I have some concerns about what may be happening to the plumbing and ac with nobody there. We were just going to make an offer of 90% but now my husband is afraid to start negotiations because the sellers appear to be irrational. What is going on with these people?

We're just about to make an offer on a smaller house (that I don't love as much) which is priced at 399K but in the better school district. Should I try for my first love or let it go for fear of dealing with scarey sellers?

Which one do you want to live in? Sounds like the scarey sellers house. Make them an offer at what ever you think is the value. Give them 24 hours or less to respond and then move on. Remember the power in negotation is the ability to walk away from any deal. The skill is in never having to.
