When should I resell my Lumberton Nj ( Maple Grove ) home? We brought it a year ago._

Hi Nicole,

I'm not sure exactly what your question is, are you curious as to the best time of the year to sell a home? If that is the question, I would say right now. Maple Grove is a community of mostly 4 bedroom colonials and I would guess that a family with children would be probable buyers for your home. Most families with children try to relocate over the summer before the new school year starts.

Since your purchase was just a year ago, it is difficult to say whether you will net any profit or be able to break even or possibly lose money. Your first step would be to have a Comparative Market Analysis done for your particular home. In order to get accurate data, you would want a Realtor to view your home. To just look at raw statistics will not be helpful for you since some of the homes in Maple Grove have had additions done, have been updated, or are in totally original condition. You really need to call a Realtor.

I service Burlington County. Do you want to resell? or Do you need to resell? Are you thinking of terms of when is the best time during the year? or Are you thinking of when the market will turn around? Values in Lumberton are holding steady. Lumberton has one of the lowest tax rates in Burlington. Folks in North Jersey are finding comparably good deals in towns. Should you sell or not really depends on your goals and needs. Hi Nichole, Every market is different, but most have declined from a year ago. If your life is taking you in a direction that causes you to need to sell, then price it properly and be on your way. If you have the flexiblity to stay put, then settle in, enjoy your home and wait it out. The days of buying property for short term gain are over in my opinion. Hopefully you bought your home as a place to live rather than a one year speculation play.

In terms of treatment of gain or loss and how it affects your particular financial position, this will be a good question for a financial advisor.

It's all about your needs. My wife and I moved here a year ago from Dallas due to my new job and we lost 8K on our home. We had lived there for almost 2 years and the market was beginning to dip. This was not going to stop me from moving. I would think long and hard about what your goals are and then write it all down. Make the move based on your future needs. You do not want regrets. Go to our website to see complete MLS info about your neighborhood Fill out the neighborhood market report and you will see info straight from the MLS. This will give you an idea of homes pending, sold, and listed in your neighborhood.
