I have a question and I don't know where to start. I am a single mom and I would be considered a first time

buyer. I have excellent credit score and I have been at my job for 4 years - I would like to know if I could purchase a home and if there is some help out there. Where do I start?

Hi maggie, Might I suggest you go to a few open houses in the area you are interested in looking. Each open house is manned by a realtor. You will be able to see their style and see how comfortable you might be working with them. They will ask you if you are already working with a realtor . Your answer back will depend on if you want to work together. Look for a known company. I would also call a few companies and talk to the broker and request who he may assign you to according to what details you give him. Again you may immediatly like the first person, if not keep searching. Once you have talked and discussed what you are looking for in a house then he will get you qualified with a mortgage broker {most likely in their office}and be able to find what you are looking for and the right price range that's comfortable for you. You sound like a perfect 1st Time Homebuyer. Of course, everything should be geared around a comfortable purchase price and payments that will not make you sweat each month as you write the check. Once you have gone through the process of finding out how much home fits your needs, then it is time to find a great home, in an area that you like and negotiate the best price for you.

Maggie, start with a lender you know and like. Then, interview realtors who are familiar with Moreno Valley, first time buyers, and bank owned homes. You might also read through the other answers that myself and others have posted here on Trulia Voices.

Depending on your debt load and threshold for a payment, you should be able to buy today.
A good rule of thumb to calculate your total house payment (including taxes and insurance) is $7.50/$1,000 financed.
