Does anyone know how good a buy this is? and any information about the builder?

How noisy does the Leigh Ave and Foxworthy intersection get?

Hi,

I've taken a look at this subdivision. In general, I thought they were nice, especially if you are looking for new construction. Today though, new construction generally means reduced setbacks from the street, narrow side yards, small lots and less privacy. The front side of the community is not well shielded from the traffic on Leigh and Foxworthy. The homes on the back side boarder a baseball field shielded by trees and would be my first choice. Alts, the development is located in the Cambrian School District. Many would consider this a bonus to the appeal of the development and for future resale and desirability.


Many builders offer incentives that you may be able to leverage. Such incentives will include interest rate buy downs (paying points on your behalf to lower your interest rate), credits for upgrades to floor coverings, appliance packages and the like. When buying in a new development you can utilize the services of a buyer’s agent to watch out for your interests, negotiate contract terms, and be your advocate. You may consider resale homes in the same neighborhood. Happy to help.

There are a lot of accidents at the intersection here! Lived close bye for over 10 years and seen and heard more crashes than I can remember. People just do not seem to pay attention right there.

I have seen the community as well. All floor plans are the same, they only changed the front elevation. Builders are offering a lot of incentives to move their project. Road noise needs to be considered not only from inside with the windows closed, but also when you enjoy the outside and the dirt it creates.

It is very convenient location and they show well.

As for lot size the Builders try to get as much density on the lot as possible and the city will decide if it is appropriate.

I used to work for a builder and I know their mind set. If I may assist you through the various new home communities, please contact me.

As for Rochelle's answer, lot size is usually determined by the city, not by the home builder. They are a small home builder located in Los Altos, CA and have projects throughout Northern CA. As for the
noise, it's always a consideration on busy streets. In checking out the project myself, the windows were upgraded in these homes to reduce noise. Attention to the floorplans is evident with them being efficient and spacious. Incentives are offered from the builder, but don't expect them to give away the farm with a purchase. Every home has an attached 2 car garage. If you have more than two vehicles, there is ample parking available across the street -- as well as additional visitor spaces are provided within the project.

This community is nearby my office. I have seen the development from when it started. Even at the peak time of the Real Estate in the area, I thought these properties were over priced due to lot size, noise, and parking convenience. I still think they are over priced but if you are looking for a brand new property and do not have much time or resources for maintenance they could be suitable properties for you. In general eventhough they look cute, but the plan did not seem to suite the neighborhood that well and the developers were too greedy on land.
As fas as noise, eventhough Leigh avenue is not that much of a high trafic Avenue, but there is still ongoing yet still trafic however the bedrooms are very close to the street.

As for the builder is not local and I have not seen much projects by them in the area.
