You have chosen the perfect time to move to a loft in Austin. There are a number of wonderful properties that have been recently completed or are currently under construction. For example the Austin City lofts were completed in 2004 and they are on West & W.5th Street close to Shoal Creek. The Caswell Lofts are next to Pease Park and the University of Texas, they are priced between $289K-$369K.
These are brand new lofts with 986SF to 1285SF units. Waterstreet lofts have a upscale feeling with granite counters and real maple cabinets. The Waterstreet lofts have some unique floorplans, they are not all exactly the same and Its downtown at Cesaer Chavez and Comal St. Another 'artsy' option is the Moon Units Lofts. These are a combination living space and studio/art space. This property is brand new construction and is ready for move in in June 2008. The lofts are located downtown on south 1st Street in the much sought after 78704 zip code.

Congratulations on your decision to look downtown! There are many choices to evaluate for this type of space. Fortunately, Austin has been building more of these types of prpoerties. One that immediately comes to mind is the Saltillo Loft Plaza at the corner of COMAL and 5th Street. This also happens to be the location of the Satillo Plaza Lite Rail Station for Cap Metro! There are also retail spaces below the lofts. I am very familiar with these spaces as I have a Lease Listing there now. There are two other units for sale in the complex.

The most up-to-date search site is going to be austinhomesearch.com It's in the web reference to this answer.
The realtor.com website has problems with being updated on a timely basis and can be up to 2 weeks behind, meaning that some properties that are listed as available on that site, might actually be sold. And others that are available, are often times delayed in being listed. The Austinhomesearch site is a direct feed with updates every 12 hours.
As for lofts, the definition is somewhat vague in our industry. You need to be a bit more specific as to exactly what it is you're looking for, whether or not you want a low-rise, mid-rise or high-rise building (yes, lofts can exist in even a high-rise, although that's probably not what you had in mind). If you use any of the search sites and enter a property type of "loft", you might not see what it is you expect in a true "loft" design.
You also need to consider the area of town. Being "in" downtown Austin is very different than being "nearby". And "nearby" can be much more risky, since the further outside of Austin you get, the less stable the market is for "loft" type properties, which means your long term investment is also more risky.
