First you need to select an agent in Hickory that knows your market.  Then interview about 3 agents for "the job" of selling your home.  Ask them direct questions like how they plan on marketing your home and finding a buyer to buy it.  Many agents unfortunately just stick a sign in the yard and place the home in the local board's MLS database.  You need someone that will give your home the exposure it needs to get it sold.  For example when we list a home it is put onto no less then 50 websites.  You will find that over 82% of homebuyers today are searching for their next home on the internet.  I do not just market but do an individual target marketing plan for all of my listings.  Each home depending on the size, price, location, and design will have a more specific market of buyers for each home.  &#13;

I am sorry for your loss. I know how hard decisions are to make after someone dear passes. My first concern is the issue of curb appeal. The first thing a potential buyer sees is the front of the home. One idea is to do a drive-by so to speak of your own home. What is the first things you see. Many times it is that the bushes have grown up quite a bit. What was privacy to you, is not as positive to younger buyers. Keep bushes neat and trimmed. Don't hide that front door. If it's in need of paint pick a brighter cheery color to draw attention to it. Plant some inexpensive colorful annuals in a flower bed or row. The front of the house should have some POP. We wan the potential buyers to WANT to see inside. And once inside buyers want to see an spotlessly clean home. Look in every nook and cranny. Yes, That Clean!  Sinks and Baths must be clean. The so-called Yuck Factor can kill a showing of a home. Then closets go a long way in impressing potential buyers. Yes, the closets. If they are cluttered, have a yard sale and sell the clutter. If it's a walk-in closet and you cannot walk in, you gotta fix it! A spacious living room filled with furniture is no longer spacious! In this downturned market you have to either bring the quality or lower the price! Depending on how bad the "curb appeal" is, agents will sometimes recommend that the seller invest money in painting and freshening up the outside to make it more presentable. It has been proven that a little money invested initially can bring great rewards in the long run.&#13;
