There are currently 11 units for sale in San Paulo Village in West Melbourne.  They range in price from $75,000 to $112,000 according to the Melbourne Area Board of Realtors Multiple Listing Service.  There is one 1 bed, 1 bath for sale and asking price is $83,900.  &#13;

There are only 2 properties that have sold in the complex since November 2007.  Both sold for $67,500, 1080 sq ft, 1030 sq ft of living, sold 02022008 and 01312008.  &#13;

 Have you personally seen the unit?  What is the condition of the unit?  Is it move in ready?  Does it need updating and repairs?  Is it a ground floor unit, or 2nd floor?  Is there a view of the courtyard and the pool? Are you buying it as a rental property or  vacation home?  Will it be vacant a portion of the year?   Or will you live in it?  How long do you plan on owning it?  Or are you looking to resell it?   Why a 1/1?&#13;

Although our property values increased in Brevard County over the past 5 years by over 180%, it has since been declining and we, as are many other parts of the country, are going through a market correction.  Our prices are declining as more properties drop into foreclosure. &#13;

My mother in law currently lives in San Paulo Village and has for over 5 years.  She has a  ground floor unit overlooking one of the swimming pools.  &#13;

Another way to present the offer would be to offer $63,000 with the seller paying $2000 of your closing costs.  Or $62,000 with $500 paid--or any workable combination.&#13;
