No one can give you an answer you can use in your best interest with such limited info.&#13;

find yourself a Buyers Agent who can:&#13;
1) Identify the SOLDS in Pelican Point over the last 3 months....the last 3 months are all that count for a mortgage lender, appraiser and you.&#13;
2) Find out what the current inventory that most closely reflect the subject home.  &#13;
3) Never, ever use an average of anything in this market to make a decision on buying or selling...averages is what the Corps of Engineers used to come up with the height of the levees..and see what that got us.&#13;
