How that house could be at least half as expensive as one in Berthoud...made it sound too good to be true.&#13;

It is so strange to be answering this question because I was under contract with the blue house right next door back in August (321 Sprague).   Our particular property had no well and an older septic system.  The requirements now for houses with no plumbing (relying onseptic systems) is that instead of using a leach field, the septic needs to be walled with concrete at the new owners expense.&#13;

This module home may or may not have a septic system, but if it is concrete it will need to be pumped every 2-4 weeks costing about $300 each time. What else is unfair about this Carter Lake neighborhood home (we talked to neighbors about this) is that the people who live up on Gunn Ave. &amp; Lakritz are not required to have a concrete septic system.  Therefore, if it is working improperly it will seep into the streets below.  It is referrred to as "gray water".  The city of Berthoud is not responsable for keeping septic inplace for that area and its up to the neighbors to come together to make a resolution.&#13;

The problem is that the neighbors not selling thier home or not having problems with their septic don't want to do anyhting to resolve the issue and bring value back to the neighborhood.  &#13;

Spraue gets the worse of the gray water because its below lakritz and gunn.  I'm not a realtor or anything, my husband and I just absolutely fell in love with a house up there, paid for the septic inspector, spoke to the neighbors and found all this out and we were crushed.  &#13;

We've looked at that house before and it has a great view, needs an upstairs deck (given there's a door leading to nowhere), and can only be driven up to with 4x4.  Berthoud is a GREAT little town, Carter Lake is a lot of fun in the summer, I would recommend looking closer into town and avoiding that neighborhood.  My husband and I jsut went under contract with a house in Berthoud and we are excited!
