My query is which areas on Marco are considered the most desirable?  For example, I know that direct water access is preferable to indirect water access. It is a wonderful Island and because of being small every area is special. It is most important to know what is important to you. You asked questions re water access. Not all areas are equal in this respect, some water direct areas  have  deeper canals then others. Being a sailor I have learned this lesson luckily before I purchased my home. After being a Realtor for over 25 years in NY there were many questions I did not know to ask. The most expensive properties have the largest water views and some of those can also have indirect access. View is what you pay for in Marco Island. Hideaway has beach front no boating water, but is a fantastic community.The  Estates has larger lots , largest homes and some of the most expensive homes on the Island. As you said it is a wonderful Island and if you find a qualified Realtor looking for a home will be a great experience. The time to buy on Marco is now, we have some fantastic prices and great properties available. Good luck with your search. &#13;

It really depends on your specific needs and desires when living on Marco. If you are a boater and fisherman, then you definately want to live in a Water direct area. Water indirect is fine but  since there is an idel zone in all canals you must be aware that some water indirect homes can take you a good 20 to 30 min. to reach your property and if there is a rainstorm or lightning going on you want to be able to get back a little quicker. If you are only looking for Water views then some of the less expensive water indirect homes are perfect. &#13;
The River area which is to the East of North Barfield and water direct  is a good area, the properties are a little higher elevation. The Estate area in the South Barfield area is also a prime location. if you are looking for Condos or private gated areas then as you said hideaway is a totally different type of lifestyle and one that really can be beat if you do not mind the expense of approx $11,000 per year for the amenities of hideaway plus your condo Maint. fees plus any mortgage payment you might have. But the security, amenities and lifestyle are worth the price if that is what you are looking for in a home on Marco. &#13;
Again Marco Island is truly a Paradise with friendly residents, beautiful sugar sand beaches and yet it is close to all the cultural needs in the Naples ,&amp; the Ft Myers area. Hope this helps answer your question.&#13;

Living in a resort area like Marco has properties on canals and bays which are good. When talking about indirect waterfront the fewer bridges the better. Biking distance to the beach is a plus. You need to sit down and see what is important to you, find  the location on the Marco map and start your search there. Try and get the most inexpensive home in the best neighborhood , . The best areas are of course the estate areas where they have the largest lots It is really up to what your must haves are in buying a property. Good luck&#13;
