Windemere per square foot prices are driven by location (neighborhood), builder, and standard amenities. Builders tend to "test the waters" with build-to-order product. If, however, construction is nearing completion, or a contract fell out (from a formerly committed buyer) you will begin to see generous incentives. &#13;

My advice would be to work with a realtor, so that you have someone representing YOU, not the builder in the negotiation. Most builders require that the agent accompany you on the first visit, or they consider you "their" client and will not allow representation. Some go so far as to say that if you registered on their website for additional information that they are procuring cause and refuse to allow an agency relationship.&#13;

it really decides on the size of the home.  The price per sq ft varies widely dependant upon how large the home is.  Are you looking for a smaller Capton or Saville home or are we talking Paloma or La Sera or Oliveta for example or are you jumping up to Hawthorne or Santorini to name a few.  Each community has different needs at different times and some are more or less flexible depending on their inventory and locations and even orientation of homes.
