I live in Pace Island on Fleming Island which is about 5 miles north of Green Cove Springs and I have three listings in Green Cove Springs, so am very familiar with the area. Obviously the answer to your question depends on what type of home you are looking for and the price range you want to spend. There are a number of great neighborhoods in Green Cove Springs, Fleming Island, and Orange Park with in every price range. I chose to live in Fleming Island because of the great schools. The elementary, junior high, and high school my kids go to are all A-rated schools. The planned communities in the area that people are most familiar with are Magnolia Point (a gated golf course community in Green Cove Springs), Eagle Harbor (golf course community in Fleming Island), Fleming Island Plantation (another golf course community in Fleming Island), and Pace Island (a gated community on Fleming Island).
