There was a property on the corner of Fields and Cherry that sold on 3 lots at the height of the market.&#13;
It sold for $378,500.00. There was also another sale on Wisconsin had all the same features, same era home, large shop, detached 2 car garage. Sold for about the same price.&#13;
If all 3 lots could stand alone and the buildings don't strattle them you may be in the same ball park price.&#13;

You need to talk to a Realtor that will not give you an online quote.  Someone needs to see your property, it's location, condition, and how it compares to other similar properties.&#13;

Have you made any recent upgrades to floors, countertops, fixtures, etc.? If so, details regarding those changes would be helpful. There have been several recent sales of homes with your square footage and slightly larger, but many of them were recently remodeled. Another question is regarding the siting of the house. Is the house located on the corner lot, if not, then where in proximity to the corner lot? Does the footprint of the house occupy one lot or two? Also, is the shop on one lot or two and where?  As far as any additional lots are concerned, the issue of availability of water will have some bearing on value. Right now bare land is not moving unless water is available. The most recent sale of a lot in town with a water hookup included occurred on 11/19/07 at $126,000. It was 89x92 and was on the North side of Oak Street, east of Dock Grade. Therre was also the tear-down house at 227 SE Wyers on a 50x100 lot that sold on 12/19/07 for $85,500. I do not think that it had a water hook-up, but I am not sure.
