One option is to look into HUD (foreclosed) homes. You can pick up a HUD home often at well below market value. You may also qualify for special loans to help you with repairs. If you have any questions, feel free to contact me.

I highly recommend speaking with a mortgage lender. There are many lenders that can assist you. My office (Gallinger RealtyUSA) works with 1st Priority Mortgage. Feel free to give Sharon a call. There are programs available but it may be based on certain criteria such as where you want to live, your current debt to income ratio, when was the last time you owned a home, etc. As for the tax credit, The law defines "first-time home buyer" as a buyer who has not owned a principal residence during the three-year period prior to the purchase. Other options you may want to explore are the following websites:

Sharon can be reached at either: email: ssacco@1stprioritymortgage.com or phone # 458-9100 x 232

Your explaination of your current situation doesn't sound that bad. I have been selling real estate for over 16 years and I ofter recommend Joe Proppe, Countrywide Home Loans (Soon to be Bank of America), he has over twenty years in the business and I have seen him work with many customers with concerns and he has found a way to make it work. Countrywide has a vast array of mortagage programs and one may work for you. Joe's numbers are: 452-7136 (direct office) or 727-5872 (cell). You can also email him at Joseph_Proppe@countrywide.com. When you get approved and need to find a home give me a call I have been working with buyers for years and there are some great deals out there.

Answer by Krisan Mitchell

HI Todd,
The people you should listen to is a reputable lender. That would be your best source of advice on whether it is feasible for you to buy.

I could point you to a lender, if you like, and a reputable Buyer's Agent.

Hope this helps!
