The next door neighbor is a roofing company and offered $5,000. It costs nothing for advice and the realtor would only be paid from the proceeds of the sale. The mother has never held a job. Talk to some Realtors who can look at the home and give you advice on it's value.  But this is basically free money to you; I wouldn't get greedy.  Avoiding the headaches, stress and unknown problems could easily be worth not making and extra $7000.  I'd try and negotiate the neighbor up to $9500.  Pay $350 or whatever for an appraisal and start with that for your negotiations.&#13;
