Builders tend to "steer" buyers to their own preferred lenders and title companies, however all buyers in Maryland have the right to their own real estate agent, lender and title company. The best way to ensure your best interests are taken care of, you should go with a real estate agent to visit the homes and have that person represent you throughout the transaction.&#13;
Everything in a contract may be negotiable. You need a good negotiator on your side!&#13;

In this market the buyer has the upper hand even when taking into consideration a brand new construction home.  Therefore, as a First Time MD buyer you will still be entitle to the reduction of transfer tax and you can always stipulate that the rest of the taxes be split equally as they are with the majority of purchases in this market. I am glad to read that you are preparing for your purchase.  I would certainly recommend that you hire a realtor to represent you in the transaction and help you negotiate closing costs and other stipulations of the contract of sale.  In most cases the builders will pay the real estate commission.&#13;
