This clause is known as the "Due on Sale Clause" and although he is not selling the property, he is transferring partial interest to you and the lender could require that this loan be "accelerated" and become fully due.&#13;

I do not belive your situation is covered by any of the exceptions so your boyfriend could be violiting the terms of his agreement.&#13;

You would have to file a Quit Claim Deed from his name to both of your names.
