Start by doing some homework. You can call Agents, in this area there are some awesome buyer's agents. But you might just look before you jump. By looking at websites like www.theprescottmls.com  and www.prescottmls.org  you can search without hassle. I send clients short sale and bank REO listings automatically as they are available. If you would like I can also put you on the Yavapai County Foreclosure posting list. I try to update and send every Friday. &#13;

You should be well educated and agressive in all of your decisions.  Start by finding an agent that represents your needs.  There are lots of bargains out there if you and your agent are willing to put in the time, investigate the properties and write the offers.  Don't get emotionally involved and be informed and persistent and you will find a steal.  Find an agent that you like and that matches that and you will do well.  Let me know if you want to talk. There are so many bargains in this area!  The first place to start is to find out what you would qualify for.  This means contacting a mortgage company or bank, etc.  A good lender can walk you through the process very easily.  You can start with a phone call and do the paper work later.  I have several great people who could help you out if you contact me (click on my name by my picture).  The second thing to do is locate a realtor that you are comfortable working with.  Let them know your price range, and what you would like in a home (# of bedrooms, land, garage, A/C, etc.)  The realtor will walk you through the rest.  Please contact me for any further questions. I know several Realtors in the area if you would like a referral- send an e-mail to hollywoodaz@commspeed.net with your contact info and I will put you in touch with a Realtor in the area who knows the market well.  Prescott and Prescott Valley have a LOT of foreclosures and lots of inventory.  Meanwhile, get in touch with your lender and get prequalified for a home loan ( if you dont have one, your realtor can put you in touch with a good local lender)- many times a bank will not even consider an offer until they have proof that the buyer can buy- this is a necessity if you want to be considered seriously when making an offer.
