I'm wanting to sell and buy a home.

I have always had great credit but I was recently denied a new credit card approval due to a not so good debt to income ratio. If I sell my current home and want to buy a new one will I have a difficult time getting a mortgage loan with close to the same payment as I'm paying now?

Answer by Lesha Mathes

Find a good Realtor and they can give you names of lenders they have actually worked with so that you will beable to choose one that suits your needs. Yes getting with a local lender is your best option, so that you can view all three reports. Better to check on it now so that you can resolve any issues befroe you're ready to buy. A good lender can let you know what is important to resolve and what's not such a big deal.

Answer by Lisa Manley-Jeffers

I recommend you find a knowledgable Realtor who can refer you to at least two different local lenders. You will not receive a hit on your credit when they check it and you will be able to pre-qualify fairly quickly. Also, if you have 'not -so-good' credit, you will more than likely go with an FHA loan, because they are not quite so stringent with the credit score. It is very important you work with a local lender. They and your Realtor will be able to assist you through the process of selling your current home and buying another. Good wishes! If you are not currently working with another Realtor, I would be glad to give you the referrral for a lender. Sometimes a free credit report will not give you a credit score from the 3 bureaus unless you pay for them. If you'd like to have a credit report, scores and know of your possibility of a loan approval, I can do all 3 free of charge for you- with no obligation to actually get a loan. If you'd like to contact me, I can have all of your desired information in about 20 minutes.
