Tis the same in Monteagle, stay away from the bluff area and  gated communities,lakes etc..prices are lower. If you want to live NEAR Sewanee or Monteagle and not pay the higher prices, you might want to look at Tracy City, Coalmont, Altamont or Gruetli Laager.  Monteagle Property is gaining with Sewanee, we have seen several new developments open in the past few months.  It all boils down to where in Sewanee or Monteagle you want to buy.  Land is scarce in Sewanee, you won't get as much land  when buying in Sewanee as you would elsewhere.  Buying on "The Domain" there will be leasehold fees, usually 6%.  Find a Realtor who knows the area well and you can probably find what your looking for. &#13;

Here are some statistics FYI:  52% of the people in Sewanee have a bachelor's degree or better, 2.6% unemployment rate, medium household income is $45,000, management/professional is 47.6%.
