Backyard is not that big. They said they dont want to negotiate price since it is already low. Do you think it is a good price for this? You will buy one home from the builder in your lifetime.  There is not motivation to negotiate with you.  We will keep the builder in business for years as we continue to bring clients.  There is serious motivation for the builder to give an agent a way better deal than you.  I bet you never thought of that before.  The builder needs us and wants us to bring our next client back as well.  Remember, you get what you pay for.  Free advice on Trulia is just that, free.  If you are a serious buyer, you should be serious about your single most largest financial decision and hire a realtor to negotiate you the best deal ever... you've already disclosed that you haven't a clue as to what a good deal is.  Save yourself some trouble and hire a realtor!  I just might know one of the best :-).  Good luck!&#13;

In my opinion, in this market right now, $347K might be a bit high. I would offer closer to $318K - $325K. &#13;

If you are working with an agent, tell that person that is what you want to submit as an offer. It certainly is a reasonable starting range and see if they come back with a counter. You'd be surprised at the reception you'll get once you make a serious offer. Right now, I believe you were told there would be no negotiations on price because possibly they are viewing you as just a tire kicker; just looking in other words. &#13;
