You mentioned Fieldstone, we just inked an Anniston plan last weekend with Jon the on site agent. As part of that work up I pulled appraisal stas and trends for the area, the competing market area is statistically holding its own for the submarket category of 300K-500K. Overall the market is off but that's due mainly to the slump in 700K+ homes and the issues at Vickery.&#13;

Fieldstone is a great comunity with incredible amenities. My partner Maria lived there and still has a house in the community. There have been some homes that sold in the high 200s with basements in that community. We just sold one on a slab in the low 200s. There is still new construction too. Maria has gotten buyers some incredible deals there and knows the onsite agents well. We live and work in the south Forsyth area and know it well. In fact, we are the number 2 team in Forsyth now in sales for the past year. The best thing to do is talk to Maria and tell her what you are looking for. She can actually start the negotiation process before you even get here. They did still have some good lots available that they had started building on too. That way, you would have a brand new house ready by the time you get here and she can oversee the construction for you. &#13;

There are other fabulous communities in that same area, going to Vickery Middle and the new West High School as well. There's a great little community with shopping and a YMCA, restaurants, etc right down the street called Vickery Village too. &#13;

The average price can be between the low 300's to the 500's depending on just exactly you are looking for. It's kind of like going to a car lot and asking what is the average cost of a car. Some homes are better built, have larger lots, better amenities etc than others. I live and work this area and live only 5 minutes from Fieldstone.
