Average time would be perhaps 30 minutes with no traffic, 40 minutes with traffic going to work, a little longer coming home.&#13;

Probably about 40 minutes.  There is some commuter traffic on Hiway 92 and also you might hit some on Page Mill road.  The commuters around here usually plan their commutes to miss heavy traffic times, like when parents are driving their children to school.  I usually advise interested home buyers to stay on the coast a few days and try the commute themselves.&#13;

Also, everything depends on what time you are commuting. I would like to say it is at least 30 minutes but I think I'm underestimating it by 15 to 30 minutes.
