The Cumming market has actually picked up over the last several months. Our standing inventory is at about 8 months in Forsyth. That's down from 11 months late last year. There are still some very good deals out there and we do have some builders that have gone out of business that have liquidated homes. It just depends on the price point you are looking at, and some other factors... how important are schools to you and what is most important in a school? If you have kids, are they involved in extracurricular activities that you want to be close to? How close do you want to be to a highway (we have a major commuter highway here, GA 400)? How close do you want to be to shopping and dining? We have a new outdoor mall called the Avenue Forsyth that opened last year. It's gorgeous. Do you golf or play tennis? Do you want to live in a swim/tennis community? &#13;

There are lots of factors to consider when buying a house. Maria helps identify what is most important to you and makes your home buying process fun! She also won't show you anything out of your price range and she focuses on resale so that we have happy clients when they go to sell their house too!&#13;

Congratulations and welcome to Georgia.  You couldn't have picked a better time.  Look at all you'll be able to take advantage of; Low interest rates, higher price limits for FHA loans (FHA loans are great for those who plan use the minimum down payments) currently many homes in Forsyth county qualify for down payment assistance, and if you and your husband have not owned a home in the last 3 years..., our federal government wants to pay you $8,000 in a tax credit (as long as you purchase before December 1, 2009). Also the Cumming area is very much a buyer's market. Meaning lots of inventory and falling prices, especially in new construction. And I could go on... there is so much more. &#13;

Anywhere you buy a house is your primary residence if you don't own another home. Since you are renting in FL it won't be an issue.  I moved from FL three years ago and love it here.
