Looking at the listings they seem dirt cheep. Is this just because of the huge number of units for sale or is there something wrong with them? What were one bedrooms selling for in the boom years ('04-'06)?

Answer by Ann

I hope this helps...

My husband and I have lived in Four Lakes for a number of years and have really enjoyed it. I've always felt safe walking the dogs at night, and our neighbors have been wonderful. The buildings were built in the '70s, but many units are updated and look great inside, although some don't have many of the available upgrades.

In the next week, we are planning to put our place on the market for 117,900. It has stainless appliances, new flooring thoughout, and updated kitchen, a granite fireplace surround and a large patio that leads to grass--great for entertaining or taking out the dogs. When my husband bought it --I think it was in 2003--he paid around 124,000 for it. Since then, we've put in all the upgrades. Our neighbors purchased an almost idential unit in 2007 for over 130,000. But that's the market when there's a surplus of properties, I guess.

I don't think there is anything wrong with them. There are 74 on the market with 7 of those under contract, may take a while to work through the current inventory.

When I have shown Four Lakes to my clients some of their comments have been: The complex is way too big or they prefer indoor parking, not an outside space.

I hope this helps!

There is a lot for sale in Four Lakes, plus rentals. You will also want to look at places in Downers Grove, North Naperville and other condo's in Lisle to compare. There is a lot out there in the condo market and you will want to do your homework. Price doesn't always mean its a good deal.
