This is on the very edge of some very hot neighborhoods.  Schools are good, but I think the time will come one day.   I guess you are talking about the area North of Mockingbird, East of Lemon/Marsh and South of NW highway and not Bluffview proper?    Not sure it is a steller neighborhood, but as decent a gamble as any. I have rental property in this area also. As with any investment, property, stocks, or any other item you need to do your homework. You also need to find a Realtor who deals in investment property, knows the numbers and can run a net sheet for you. As my fellow Realtor mentioned there are a lot of good areas for investment in the Dallas area.&#13;

You are not going to find the deals there for investment like you are going to find in other areas.  As a rule of thumb, buy and hold you want to get in at total cost plus repairs at no more than 80% of the market value.  There are a few.  But for the money, we can do a lot better in Plano or McKinney, areas with great school systems will always attract the tenants that you need for the investment property.  Plus, you can get two houses in Plano or McKinney for the one house in 75209.&#13;
