The kids go now to catholic school and we intend to keep them in that environment. So access to a good Catholic elementary and high school is important and the public school system isn't as important to us but to live in a good district would be nice to give us that option. My wife and kids are very active in the community were we live now so that kind of stuff is important to us. Nice parks and lakes with outdoor activities for the kids are also important. And finally there will be some commuting to Columbia, MD so I have to keep that distance to within an hour and a half to 2 hours so I can't go much to the north of Exton.&#13;

We appreciate any recommendations. We plan on driving out this weekend to look around. I am a realtor with Coldwell Banker Preferred, Media Pa Branch.  I have a beautful home for Sale in Exton/Malvern. It is in the Great Valley School district.  It is in the Malvern Hunts Community.  This area does a lot of relocation, as a matter of fact the last two homes sold were both relocations.  This is a 3 Bed(we had estimates done to add 4th bedroom, est. 8,000. ) 2.5 Bath Home with 3300sq. ft and all the upgrades, ..Granite, marble , Hardwoods etc.  Please feel free to call if you have not found a home yet.. If you are working with an agent I will honor your agent. My Sellers are looking to relocate, but for retirement. The home is currently Priced at 529,000. I am a resident in Exton, not a real estate agent.  I've lived in Exton for several years and  recommend Great valley school district homes.  Because it's much better a school district than others like downingtown &amp;west chester, house value  has been maintained much better than other surrounding area school districts.  If living in a very good school district is not important for you at all, you can get much more house in Coatesville school district which is rated pretty poorly, but you can get lots of house for the money.   I am obviously biased toward Great Valley school dist even though you are not considering public schools, but strictly from a property value standpoint.  good luck with your search. -Exton itself is really not much more than an commerce area comprised of the Exton Square Mall and lots of other shopping choices, restaurants, &amp; businesses.  &#13;
-Exton has easy access to PA Turnpike, Rt 202, Rt. 100, &amp; Rt. 30 as well as the R5 rail line that takes you straight to Philly in about an hour.  &#13;
-Exton stradles both the Downingtown &amp; West Chester School Districts (both of which are excellent).  One of the major differences between these two districts that you will notice immediatley is the property taxes.  West Chester School taxes are the lowest in Chester County, while Downingtown School taxes are some of the highest. &#13;
-The West Chester area is 10-15 minute commute south of Exton and has much more of a small town charm to it.  The Borough of West Chester is home to tons of excellent restaurants, bars, coffee shops, art galleries, boutiques, &amp; is home to West Chester University.  &#13;
- West Chester has lots of wonderful classic architecture, and hosts a terrific annual Resaurant Festival, Film Festival, Chili Cookoff &amp; tons of other community events.  West Chester is definitely one of the most desireable areas in Chester County, so you aren't likely to find too many bargains here.&#13;
-If you are looking for the greatest bang for your buck, you might also want to consider the Coatesville suburbs (10-20 min west of Exton).  The Coatesville Schools don't have the same reputation as  West Chester or Downingtown, but if you plan to send the kids to Catholic School anyway, it shouldn't matter too much.  &#13;
-Most of the communities in the Coatesville suburbs will have a pretty rural feel, and property taxes in the Coatesville School District can be pretty expensive.  However, since you are moving from New Jersey I don't think any of the taxes in Chester County will phase you too much!&#13;

Joseph Roman Catholic Church has their K-8, then Bishop Shanahan high school.    - These are all town homes&#13;
   -  Community Amenities include pool, walking paths, and a club house (i believe)&#13;

Marsh Harbour (It sounds like this would be perfect for you)&#13;
   - Right next to Marsh Creek State park&#13;
   - both town homes and Single families&#13;
   - Community includes pool, tennis courts, club house&#13;

It really depends on what you are looking for.   Are you obligated to a Realtor yet? &#13;
