I think Julie was planning to list with a Realtor, but one that offers very limited service.

Julie, are you planning on selling your home, or just listing your home?

The old adage of Part-time agents was the 3 P's- Pound the sign in the ground, Put it on the MLS, and Pray that it sells. It doesn't look like you would even get the middle "P".

Contrary to most home seller's belief, your home does not sell itself. It must be marketed. If you want the best price for your home, you want maximum exposure to attract buyers, and the best professional advice. Are you thinking of listing your home with an agent who is a friend? I ask because if they don't use the MLS, the rest of the Real Estate community probably doesn't know they exist. Which do you value more, your friendship, or the thousands of dollars you would sacrifice for your family? If you were going to purchase a home, probably the largest investment of your life, would you feel comfortable working with someone whose office is their cell phone?

Good Luck with your decision.

I don't know your rules in California, but here on Long Island, you can be a Realtor, and not belong to the MLS.

You may be unaware, but Realtor.com is owned by the National Association of Realtor.
You do need to be a REALTOR, which means membership in NAR, your state's AOR, and your local AOR. In all cases of which I am aware you are then, by default, a member of the MLS the the local AOR operates.
