I suggest that you hook up with a Realtor that is willing to act as your agent in order for you to see the BIG picture when analyzing the forclosures.&#13;
Sometimes a forclosure isnt the best deal and as stated earlier there are fewer foreclosure opportunities and when buying from a bank you are agreeing to some pretty one sided terms.&#13;

They are taking cash or conventional financing.  It may not be able to go FHA or VA.  &#13;

The other is in Sunset Ridge.  It's a tri-level with 1662 square feet.  3 Bedrooms, 3 Bathrooms.  Says it has some structural issues.  They're asking $155,000 for it.&#13;

P.S.  If you want to see any of these homes give me a call or shoot me an e-mail.  Realtytrac.com also offers info on pre-foreclosures (I have access to this also) but it is a subscription service.  Most pre-foreclosures get resolved through mortgage modifications so it is not a sure thing.  I can talk you through this as well as e-mail you the pre-foreclosures at no charge. However, there is a 46% reduction in foreclosures this year compared to last year. And you really have to move fast to get an offer in on the best deals, and have very attractive terms to boot.  What some people don't understand, is a foreclosure may not be the best deal, especially depending on the type of financing you're getting.  It's important to look at all the properties that meet your criteria, and analyze each neighborhood for the best value.&#13;
