There are brokers in Georgia with this model and I see that this practice is also legal in Florida. I'm in the process of getting pre-approved to become an efficient buyer and once that happens I'll be scheduling a weekend house hunting trip to Gainesville. South Florida has been hurt more by the downswing of home prices and short sales are more abundant there. I suspect brokers would be more willing to negotiate their commissions there than north florida.  I have not heard of this happening in Florida but that is not to say it is not going on.
