Other communities, e.g. Boca West, Polo Club, have properties around $200,000 and dues and fees that are similar to Hamlet CC.  Foreclosures and short sales have "brought prices to their knees" everywhere.  If you are considering a purchase, there has never been a better time to buy in Florida.  &#13;

I did some research and saw there are homeowner squabbles and a lawsuit.....never a good sign.   Very high mandatory membership fees, especially considering the price (200's-500's) of many of the homes!  I'll do some research on other areas. The higher priced homes are quite large and have lovely views, large lots, but many need updating and fixup.  Other gated golfing communities have newer or more updated homes in similar price ranges.  Have shown some of these homes and if you want space, you get it at the Hamlet.  Rooms are large.  Nice clubhouse.  If you don't mind either updating or living with non-updated bathrooms, maybe kitchen, go for it... would be happy to show you properties in The Hamlet or anywhere.
