If all things are equal the builders lender can't do much more, if any more, than any other lender. All lenders have some flexibility and leeway in what they offer. One might say you are qualified to borrow $200,000 and another might say $210,000, but you should not get $200k from one and $350k from another. That would be too much leeway. If the builder pays points they can qualify you for more loan, but the builder could pay points on any other loan and get the same deal. You need to be speaking with a lender NOW! Preferably a local lender, Try Mark Wilkerson with Bank of Texas Mortgage. Mark Wilkerson is a excellent all purpose lender. Loans for the self employed can be tricky, especially when relocating. Mark may be able to make some suggestions so that you do qualify when you get here.

From what I understand Trulia does not allow For Sale By Owner postings on their site. There are several other FSBO sites out there though.

The state of Texas severely limits the ability of owners or investors to do lease-options with tenant-buyers. Consider, instead, some other possibilities, such as straight owner financing.

Hi Brittany it May be difficult to rent and have a home daycare as many landlords have concerns about legal responsibilities such as possible injuries or damages. Also most homeowner associations have restrictions to home business. Others are not strict and don't really monitor it. You might look in areas that do not have HOA s for your first rental.
