This is a great example of why its important to have a realtor, certified & licensed inspections and a real estate attorney representing you and protecting you through out the process! When sellers don't disclose there can be problems, yet if they had a contractor and trusted them they may not have known the permits weren't completed... looking at both sides of the situation and just trying to play devils advocate for the seller, and knowing the games contractors play.
Its a good thing you found these issues before you completed escrow and are stuck with the nightmare this house could have been for you.. nothing like doing your due diligence, protecting yourself, and in the end coming out on top!... more
This is all part of buying a home... some sellers will pay for things and other's just won't and ant work with buyers to get items fixed... if you love the home and its all you want in a home, bite the bullet and buy it, its all about if the house is right for you or not. Are you willing to walk away and start all over and hope to find the next perfect home? The next one will never compare if this is the home for you and your family... if its less then 2% of the purchase price then go for it and buy it. At the end of the day its not worth walking away...!... more
There are some things that you can change on Trulia, you may have to have customer service help you with that. As for the value like ZIllow, its not accurate as they take whats online and don't account for the upgrades you have in your home compared to theres that are not the same as yours... kinda deceiving to say the least.... more
