Here's how a hard money loan works: Money is lent to an investor for a short period of time to buy a property. The loan is based primarily on the value of the property, not the borrower's credit. But the amount lent is less than you'd need.
Example: There's a property that, fixed up, would sell for $100,000. That's its "after repair value," or ARV. The house needs $15,000 in rehab. The hard money lender will generally lend up to 65% of the ARV minus repair costs. So the hard money lender would lend $50,000 ($65,000-$15,000) for an investor to buy that home.
Hard money lenders do not lend to people who intend to live in the property.
Hard money is also very expensive--in the range of 4-5 points plus 12%-15% interest. So the hard money lender would charge you about $2,500 in points. Then you'd be paying a rate about 3-4 times the going rate. At the end of the loan period, generally 6 months, the hard money lender could foreclose if you hadn't paid the loan back. Or he might extend it--if you paid more points.
Don't do it.
Your best strategy is to move to Reno and rent for a while. Get a job and get to know where you'd like to buy. Then, and only then, buy.
The loan officer was right. Some condos can't be financed. So don't buy there.
