Many potential buyers do not like the prospects of hauling water and think that it is much more expensive. A few buyers unfamiliar with anything other than public water systems think that a cistern is something unsanitary and are unaware of today's modern cisterns. I suggest that in your marketing point out that for a small fee ( you might even quote the fee) , there are water companies that will deliver water to your modern sanitary cistern that usually only needs refilling once or twice a month ( depending on useage and cistern size).... more
Negotiate within reason- Most assume that the Banks will come down drastically on a foreclosure but they have had many BPO's and some have done appraisals to determine fair market value and so most Banks are pricing these homes well. Many people think that they will drop the price drastically but that is not likely. Most likely thet will reduce the price incrementally every month that the home is on the market and remains unsold.If you have reasonable expectations you can usually make a deal!... more
Hi Terry, Kalispell has 3 types of water available, depending on which area you reside, city water, community water systems, & private wells. According to M.E. Labs the water testing source of the valley, Kalispell city water are tested monthly , & the community water systems are tested either quarterly or monthly depending on their department of environmental quality (DEQ) regulations.
Private wells are tested by potential buyers during the inspection period of a home purchase.The most common testing done is for Ecoli bacteria,but several other mineral test are available.I hope this information is helpful for you.... more
Agreed that builders have done their homework, have representation in most cases and have priced their projects properly. Remember that if you wait, chances are the rates and going to make a shift and the small percentage you pay to get into that New home will seems pretty insignificant when your are priced, due to rates, right out of the market you are currently able to qualify for. The market looks pretty good, there are still re-sales out there as well, at really good prices as well as a huge jump in number of building permits being issued.
