I have a class C three bedroom home with a large deck on the front and screened porch on the back- it has an oversized detached garage as well- all on a little less than 1 acre of your OWN land. The inside has been remodeled and beautiful. It is not in a community -just off of Rt 5 in Longneck on Friendship Rd. Did I mention that the porch overlooks adorable little stream in back! Home inspections normally are done at contract. However, in a case where there is/was damage, I suggest that the owner get in front of the problem, pay for an inspection. have the work done, and then have the inspection report and the proof of correction to hand to the prospective buyer.
However, it would not satisfy for anyone who would be writing a contract after 90 days. Your lender wants current info.... more
A "Class C" certified manufactured home is a home that was a double-wide mobile home when brand new. It must be sitting on owned land (not leased land), on a permanent block or brick foundation, and must have its motor vehicle title retired to the Department of Motor Vehicles. It must be inspected by the county inspector when the change of status occurs. As a "Class C" it is easier to finance than a doublewide, with better terms either as new or as a resale. Conventional financing is available locally.
The quality of construction is typically not as good as a "stick built" or regular wood-framed home. However, with proper maintenance, these homes can last for 30 years or more and remain attractive. Typically, a "Class C" home is less expensive than a "stick built" home, and so they are very popular in our area as vacation homes, retirement homes, and remain a popular choice for first-time homebuyers.... more
