There is a Wells Fargo, Bank of America, Chase & Robo Bank in town. As far as shopping, we are limited to Target, Walmart, Kmart & JC Penney's. There are also several boutique stores on 6th(Main)St. If you want a mall you will be traveling to Fresno, Modesto or San Jose (all 1- 1 1/2 hours away). Merced Mall is not worth the drive, unless you have other business there. There is only one public junior high in town, Los Banos Junior High on San Luis St. There are also 2 private schools in town that are K-8th. The first is OLF and is affiliated with the Catholic church. The second is Seventh Day Adventist and is affiliated with their church, but many people of other Christian churches send their children there. There is also a large group of home schoolers in town. The Hospital is located in the middle of town at 520 W. I St. There is an ER, Med/Surg, L&D and small ICU. There are few specialist in town, so you may need to travel for orthopedics and other specialty care. Hope that helps.... more

It depends on how much downpayment you put down, your credit scores, and what interest rate you can get. It is better to sit down with a loan officer and get pre qualified. The loan officer will look at your financial info such as W2, tax returns, pay stubs, bank statements to determine the maximum loan amount you can qualify for. Depends on the programs, you can quallify for the first time buyer FHA, with 3.5% down payment. If you have a lower credit scores, you may be required to have 10% down payment. If you are a first time buyer and when you successfully buy a house, you can get up to $8,000 tax credit, and this credit is only untill April, 2010. So hurry up get qualified and house shopping.
