Obtaining study employment is going to be a must. You should try to make sure that your new employment is in the same field as your last. Lenders want a few years of same discipline employment. The same thing would apply to your girl friend. Also, what does the 20% equate to? If you’re thinking about a $400,000 home that 20% equates to $80,000. You might be able to pick up real nice fixer for this kind of money. Even if you have $25-60K in the bank, you'd be surprised what’s available. On June 16, 2010 there were 71 properties in San Joaquin and Stanislaus counties under $50,000 and the lowest priced single family home (non modular) came in at $23,500 in Modesto. It was a 2-3 Bedroom, 1 Bath, 744 Sqft. on .05 Acres.

Both the communinites you mentioned have there good points and bad points. I find sitting down with my clients and finding out what's important to them is best. It's not really a matter of what I or anyone else likes - it's finding out what's important to you and finding the best fit for your price range. Do you have children? Are schools & neighborhood parks important? If you have a pet, such as a dog, or planning or getting one do you need a big Yard? Or are you single with no pet or kids and prefer a home with a small low maintence yard and you want easy access enterainment venues? Once we know more what you want then we can zero in on the community that best fits you, then it's important that both you and your realtor work as a team and be ready to view homes and write offers at the drop of a hat. It's mainly condo's you have to worry about being FHA approved. Most single-family houses are fine for FHA loans unless they are super fixers. Even if they have small things like chipping paint or a non-functioning heater, those items are easily remedied.
It's condo's that are tough. If they are not on the FHA approved list, you may be able to get a FHA spot approval if the condo'd meets a laundry list of guidelines. FHA spot condo approvals are set to go away in Feb.... more

You do not need good credit to qualify for a mortgage. You will however pay a higher interest rate on your loan for having less-than-perfect credit. Many mortgage brokers will be happy to work with you and low credit score and help you get a loan. First you will want to see where you stand with your poor credit. once you know where you stand you can then decide if you want to borrow money at 6% interest rate with bad credit or if you want to work on improving your credit and then borrow money at 4.5% interest rate. The monthly payment difference might help you decide.

Hi Tara. Every municipality has their own system. In New Jersey, many of the "sales" are in October. When you attend a tax sale, beware that there will be professional players there. Many banks are in the business of buying down the rates.....although, bank participation has gone down within the last year or so. Regardless, there will be "pros" in the room. Most of these guys know eachother. You can break into the business.....just make sure you know all the rules and ramifications.

Has your agent showed you REOs?
Are you buying at the max of your FHA?
Or, leaving some room for negoiating higher offers on less expensive listings?
You should talk to your agent about this. And, if he can't help you out, you know what you have to do.
Usually during the last two months of the year there isn't that much action, because home buyers don't really want to move during the Holidays. You might not have that much competition and if you are going for short sales, have your agent add an admendment that the seller with not accept any more offers after they submit yours to the bank.
At times home sellers or agents submit higher offers after you have been waiting months for an approval. It happens, trust me.

On a quick look, the last sale around the same neighborhood on the local MLS was around $304,000. There are two homes with "PENDING" status a few houses down from this one, for 389,000 and $390,000. We won't know the actual sales price until the property is SOLD.This does not mean that there were no others sold in that same neighborhood; it just mean these made it to the Multiple Listing Service (MLS).

I looked up the property, and it is not listed for sale in the MLS. According to the Tax Records mortgage is in good standing. I did find 2 similar models in the Villa Ticino subdivision. Below are the details:

First, congratulations on buying a home!
If your wife has liabilities that are considered on the loan, she is probably on some of the loan documents. If she isn't then she will have to at least sign an Interspousal Deed.
In both of these cases, you will need the services of a Notary Public...and you can hire a traveling notary to come to her home or business.
If more documents are forthcoming you might want to consider her appointing a Power of Attorney to sign documents for her (it cannot be you and cannot be a party to the transaction). The escrow officer can prepare it and send it to her for signature, the the attorney in fact can then sign for her.
