In most areas assessed value is only determined every 5 years, so there could be wild swings in values, as well all town s and cities do not assess the properties under the same guidelines. Some may assess it at the same value as the current market value when assessed known as 100%, some may assess at 80% of market value while some may use 110% value.
Your best bet to find out teh value of your home in todays market is a to conduct an appraisal or broker price opinion now, to get todays value. most brokers will complete this at no cost.

Depends on where the property is located. I am a real estate broker , have lived in Hemet for 25+ years and can say that location is still everything. Even in Hemet. Splitting the property is a lengthy and costly endeavor so, make certain the party you are dealing with knows what they are getting themselves into. Contractor or not.

1)$50k for vacant land +- 1 Acre could be a fair price.
2)No, you do not need a Realtor, agent or broker BUT.....have an attorney review and contract!!!!!!!!
You would not want your ownership jeopardized or, liens placed against you so, you must have a competent attorney review any documents. EVEN IF YOU USE AN AGENT. The potential liability is far to great to leave up to an agent alone.... more
According to the MLS, there have only been 5 sales in the Hemet area of lots/vacant land. The truth is, many times vacant land is not sold through the MLS. Contact me, I will send you the MLS information (I have an associate who lives in and specializes in the Hemet area) and if you like, I will have my title company do a search for all land sales other than those that went through the MLS.
